The role
The Property and Maintenance Technician is responsible for the upkeep, maintenance, and repairs of a property or facility. This role involves performing various maintenance tasks, clearing snow and gomi on a regular basis, responding to maintenance requests, and ensuring the proper functioning and safety of the property.
Key responsibilities and duties
- Conduct regular inspections of the property to identify maintenance needs and address any issues promptly
- Perform routine maintenance tasks, including but not limited to painting, basic carpentry, plumbing and repairs
- Conduct the regular removal of snow from around all Rhythm stores, accommodations, warehouses and buildings to safely and effectively clear snow and manage risk associated with snow/ice
- Collect and dispose of all rubbish from Rhythm stores and staff accommodation on a regular basis. Report and issues to the Property Manager where necessary
- Respond to maintenance requests from tenants or occupants and prioritize and schedule repairs accordingly
- Assist in the set up of all staff accommodations in preparation for employees to move in pre winter
- Troubleshoot and repair equipment and systems, such as heating, ventilation, plumbing fixtures, lighting, and electrical systems
- Coordinate with external contractors for specialized repairs, snow clearing or maintenance tasks that are beyond the technician’s scope of expertise.
- Maintain accurate records of maintenance activities, including work orders, repairs performed, and equipment inventory
- Monitor and maintain inventory levels of maintenance supplies, equipment and staff accommodation furniture and appliances and submit purchase requests to the Property Manager as needed.
- Adhere to safety protocols and regulations, ensuring a safe working environment for oneself and others
- Assist with property inspections, move-in and move-out procedures, and tenant or occupant communication related to maintenance issues
- Stay updated on industry trends and best practices related to property maintenance and recommend improvements or upgrades when necessary
What you’ll need to succeed
- Proven experience as a maintenance technician or in a similar role is a plus but not required
- Good knowledge of building systems, including plumbing, electrical and general maintenance tasks
- Proficiency in using maintenance tools and equipment, as well as hand and power tools
- Physical stamina and the ability to perform manual labor and lift heavy objects when required
- Knowledge of safety regulations and practices in property maintenance.
- Valid driver’s license and reliable transportation for off-site repairs or maintenance tasks.
- Flexibility to work outside regular business hours for emergency repairs or on-call responsibilities
