Niseko Alpine Developments [NISADE] is the largest fully integrated property specialist delivering design, construction and hotel operations for luxury accommodation in Niseko. Our head office is located in Niseko, Hokkaido Japan, fueled by a motivated team of 50 full time employees (up to 140 during winter), and also home to the driest and deepest powder snow in the world, Japan – a popular ski destination for vacationers from all over the world. Niseko is growing fast, and the demand for high-end properties is higher than ever.

We are now looking for a confident and qualified Project Manager to work with our developments team, in our Kutchan (Niseko Hirafu) office. This is a key role within the company – challenging and rewarding, with opportunity to grow. The team is currently composed of the Development Director and two Project Managers and an assistant project manager and is taking on several construction projects. You will also be working directly with the Chairman of the company in driving the development team forward.

You will be sourcing, establishing and managing the end to end solution for our international client base. This role will require you to take on multiple projects at once, and will test your time management, organizational skills, and your ability to take initiative. The successful candidate will also be familiar with Japanese architecture/construction industry, and at the same time be comfortable with working with foreign clients.

 

Salary: 5,500,000-6,500,000円

Requirements

You will be the project manager of multiple projects at the same time. Your responsibilities include but are not limited to the following:

  • Project initiation: preparing with the client the project’s program, main master schedule, budget, main objectives and requirements, assessing or check the feasibility of the project
  • Procurement of suppliers: Searching for suppliers (architects, interior designers, landscape designers, lighting designers, builders, subcontractors…), overseeing all the preliminary surveys (boundary confirmation, topography, river survey, geological survey, hot spring survey…), preparing bidding documents for suppliers
  • Construction site management: attending construction site meetings, reporting progress and issues to the client, coordinating designers, builders and subcontractors, cost control, quality control, managing defects and assure they are resolved prior to the handover
  • Schedule control: preparing, updating, and controlling with the master schedule
  • Budget control: preparing the budget, applying value engineering all along the project’s life
  • Design: reviewing the design and inform the client of its evolution, assuring the design meets client’s requirements and expectations
  • Participating in and report about all client meetings, design meetings and site meetings
  • Ensuring quality of design and construction that deliver to company’s objectives
  • Partly remote work is negotiable

 

Requirements

  • Microsoft Word, Excel, Outlook
  • Minimum bachelor’s degree in construction, architecture or project management (other candidates will be considered)
  • Strong proficiency in Japanese, written and spoken (native level), upper-intermediate level in English
  • Minimum 5 years’ work experience construction or architecture (3 years in project management)
  • Strong interpersonal and communication skills
  • Strong drive for problem solving
  • Ability to work flexibility independently and in team environment
  • Ability to work under pressure
  • Minimum 3 years of construction experience in Japan
  • Strong proficiency in Microsoft Project
  • Strong proficiency in English, written and spoken
  • Certification in project management methods (PMI, Agile, Prince2)
  • Proficiency in CAD
  • Extended knowledge in architecture
  • Knowledge of Japanese construction regulations
  • Construction experience in ski resorts
  • Driver’s license
